Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Columbia’s drains flowing.
Race for Autism
Looking for something fun to do this weekend while supporting a great cause? Race for Autism is taking place on Saturday, April 6 from 7:30am to 12pm at Balboa Park.
Window Repairs
Management has reached out to WinDor to find a Saturday that will work to meet at Columbia Place to discuss with residents who are in need of repairing or replacing their windows. Once a date has been confirmed management will notify all residents.

Recap from March Meeting
During the last board meeting the board discussed installing new plants in the spa area, replacing the current fire alarm panel with a more up to date one, the possibility of installing a virtual guard to assist with security in the complex, replacing the old rower in the gym with pre-owned one, and approved Pro Tech Paintings proposal to repair the stucco on the exterior of the building, These minutes will be available to owners after the April meeting.

Water Usage
As rates continuously increase for the necessary utilities, please be cognizant of your electrical and water usage. The 2019 ProForma Budget that was sent out to the Membership reflected an increase in water, which contributed to the overall increase in the budget. In addition, the Board supports the “Go Green” efforts and encourages all Columbia Place residents to partake in this movement, to not only save money but also, save the environment!

Window/AC Repairs
The Board of Directors met with WinDor Representative, Russ Bellows in regards to working with Columbia Place as their preferred vendor for windows. WinDor now has a $2,000 minimum for residents. Discounts begin for residents once the total is over $5,000 and up to a 30% discount when over $20,000. The Board has requested a Saturday that WinDor come onsite, where Owners can get a proposal from them to help in getting a group deal for the Residents. Please notify management within the next 30 days with thoughts on this and if you would be willing to meet on a Saturday to discuss this and come up with a similar plan regarding AC Units.

January 2018 Board of Directors Meeting

Holiday Tree Disposal
The Association’s scheduled date to dispose of Christmas trees are Friday, January 4th, Friday, January 11th and Friday, January 18th. Please have trees placed in the designated spot prior to this day to ensure pick-up.
Trash Chute & Recycling Etiquette
Please do not dispose of boxes of large items down the trash chute. Boxes and large items must be carried down to the trash room or recycle bin to be properly disposed of. It has also been noted that boxes are not being flattened before disposing off in the recycle bin. Please be courteous to your neighbors by flattening your boxes so more space is available. This will also prevent overflow and recyclables being thrown into regular trash. Additionally, recyclables should not be left in front of Leone’s office or on top of the recycle bin to be broken down. This is the individuals’ responsibility to break down – not the onsite staff or your neighbor!

Thanksgiving Schedule
In observance of Thanksgiving, Action Property Management and CityMark will be closed Thursday, November 24, 2018 – Friday, November 25, 2018. In the event of a maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202.
Proper Use of Garbage Disposals
Columbia Place continues to experience kitchen sink back-ups. Use of a garbage disposal in a stacked unit situation is much different than a single story home. Please throw away your food into the garbage. By putting foods down the disposal (rice, pastas, eggshells, etc.) this increases the chance of a backup in your unit or one below you – resulting in costly damage paid by all owners via monthly assessments and can affect the following years budget.
At the October Meeting
At the October Meeting, the Board approved the 2019 Budget and Reserve Study. Owners will be getting there Budget mailers soon and please notice that there is an increase in the monthly assessments. Make sure that you make any changes need with your Bank direct deposits if needed.

Exercise Your Valves
As a reminder it is good practice to exercise your valves on your plumbing fixtures. By doing this on regular basis you will become aware of any problems and have serviced prior to when an emergency may occur.

Do you know?
Where can you find the Association’s open session meeting minutes, financial statements, governing documents, insurance certificate, and reserve study?
All of these documents are available to Owners through Action’s VivoPortal. Homeowners are able to sign up and easily access a wide variety of documents located in the “Association Documents” folder. The Portal also provides homeowners the ability to access account information, view financial information, register for eStatements*, submit work orders, etc. To setup an account, go to vivoportal.com and click the “Register a new Vivo account” located in the top right-hand corner. You will need your 12-digit account number to register.
*E-statements cost the HOA $0.30 per unit, while hard copy billings cost $1.50 per unit. To save the HOA money, considering switching over to E-statements today!
At the September Meeting
At the September Meeting, the Board made the decision to forgo window washing in 2018 to help save on costs in the operating budget. All projects have also been placed on hold until the 2019 budget has been approved.
Bulk Items Left at the Trash Room
If you have large item to get rid of, please contact Management prior to leaving in the trash room. As you are aware, the trash rooms are not large and items piling up could cause a fire hazard. If you are able to break down such items, please do so. This is not the job of the onsite staff.

At the July Meeting, the earthquake insurance was renewed for the building and the security committee gave updates on their progress. The trellis will be replanted and Management is looking into proposals for new furniture for the spa area.

At the June Meeting
At the June Meeting, the security committee came up with some great ideas for the building, which Management and the committee are currently seeking out proposals for. The Board approved the 2018 Reserve analyst and auditor. Repairs from the 5yr Fire sprinkler inspection were approved and lastly, there is a cost increase to the Owners for Move In/Out to $160 for a 4-hour window.
Comic-Con Street Closures this Year
The San Diego Convention Center, the City of San Diego and the Port of San Diego have announced a new traffic route that creates a pedestrian-only experience during Comic-Con International 2018.
- HARBOR DRIVE WILL BE CLOSED TO VEHICLE TRAFFIC (including bikes, scooters and skateboards) between First Avenue and Park Boulevard during Comic-Con, with the exception of shuttle buses and emergency vehicles. Cars will be screened for Convention Center parking garage access at First Avenue. A second screening location will be at Park Boulevard.
- ONLY BADGED MEMBERS (attendees of Comic-Con 2018) may access the front drive, stairs and surrounding sidewalks of the San Diego Convention Center.
WHEN IS THIS HAPPENING?
Harbor Drive will be closed to traffic (including bikes, scooters and skateboards) on the following days and times:
- WEDNESDAY, JULY 18 (3pm – 9pm)
