Properly Disposing of Refuse and Recyclables

Please ensure you are breaking down boxes before discarding them and that you are putting trash and recyclables in the correct containers.  If these items are not done this could lead to individual fines for Owners and an increase in the refuse costs for the Association.  Thank you for your cooperation.

May 2020 Board of Directors Meeting

The May 2020 Board of Directors Meeting will be held on Monday, May 18, 2020 via Zoom. Please refer to the posted and email agenda for log in information.

Memorial Day Holiday

Action Property Management, Professional Maintenance Systems (Janitorial) and CityMark will be closed on Monday, May 25, 2020 in observance of Memorial Day.  If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202, afterhours personnel will assist you.  Have a safe and wonderful holiday weekend!

COVID-19 Protecting Yourself &Others

Action Property Management Office

Due to COVID-19 Action Property Management’s office is currently closed to the public, but the office team is working remotely to continue serving Columbia Place.

Annual Meeting

The Annual Meeting will be held on June 22, 2020 at 6:00pm in the gym.  In order for the Association to make quorum please make sure you have turned in your ballot. Ballots will be mailed out the week of May 11.

Window Washing

At the April Board of Directors meeting the Board contracted with Skyriders to clean all windows except for the balconies.  Once this is scheduled Management will notify Residents.

Gym and Spa Closure

Due to the order from the California government, the spa and gym is closed until further notice.  We appreciate your understanding and patience as the safety of all members is the utmost importance.  

Extra Cleaning

Professional Maintenance Systems has increased the cleaning of the building in light of the current pandemic.  Professional Maintenance Systems is cleaning and sanitizing high traffic areas every two hours such as the elevator buttons, stair railings and door handles.  Onsite engineer, Adan will be installing five hand sanitizer locations as well including in the elevators and near the main entrances of the building.

Stop the Spread of Germs

Help prevent the spread of COVID-19 by keeping six-feet between you and others, covering your nose and mouth when you sneeze and cough with a tissue, avoid touching your eyes, nose and mouth, wash your hands with warm water and soap for at least 20 seconds and avoid leaving your house unless it is essential such as going to the pharmacy or grocery store.

Emergency Situation Protocol (non-life threatening)

In any type of emergency situation, maintenance or non-life threatening, do NOT email – PLEASE CALL!  Action and Action After-Hours can be reached at (800) 400-2284.  If you are experiencing a water intrusion and have called it in, DO NOT LEAVE your unit even if it is a slow back up.  You may end up being responsible for damages due to negligence.  If there is anything that is life threatening, do not hesitate to call 9-1-1.

Volunteers

A list of volunteers was emailed and posted in the community for anyone who needs assistance during this difficult time to obtain essential needs.  Please contact the volunteers directly to coordinate. Thank you to everyone who offered to help.

The Board of Directors contracted with A Garage Door & Gate Store to replace the four pedestrian gates leading into the garage.  A Garage Door & Gate Store has completed the project and we appreciate everyone’s patience as this project concludes. With regards to the main entrance gates Management will be contacting architects to find a company who can provide a drawing for the gates for the Board to review.

Residents are encouraged to call Clean & Safe if they notice homeless loitering at Columbia Place.  Clean & Safe will ask the homeless to leave and provide them locations of shelters.  Additionally, if residents notice graffiti, broken glass, garbage on the sidewalks around the community on a day where Building Maintenance is not onsite, these things can also be reported to Clean & Safe.  You also can now submit suspicious activity online using the link https://downtownsandiego.org/clean-and-safe/

March 2020 Board of Directors Meeting

The March 2020 Board of Directors Meeting will be held on Monday, March 23, 2020 in the gym at 6:00pm.

New Moving Coordinators

The Board has contracted with IMMC Co Moving Coordinators to facilitate moves at Columbia Place effective March 16, 2020.  Management will update the move forms with IMMCCO’s information.

Candidate Solicitation

The Candidate Solicitation form was emailed and mailed out to Owners for the upcoming Annual Election for the Board of Directors.  If you are interested in serving on the Board, please fill out the questionnaire and return to Management Assistant at kstewart@actionlife.com

Pedestrian Gates and Main Entrance Gates

The Board of Directors contracted with A Garage Door & Gate Store to replace the four pedestrian gates leading into the garage.  A Garage Door & Gate Store is in the middle of the project and hopes to have the project complete by Tuesday, March 17, 2020.  Management and the Board are working with A Garage Door & Gate Store to ensure these gates are properly secured during the project.  With regards to the main entrance gates Management will be contacting architects to find a company who can provide a drawing for the gates for the Board to review. 

Spa Heater

It has been brought to Management’s attention that recently the spa heater had been turned off.  Management reached out to Hasley Pool Service to address this issue and reset the timer pump and motor as well as check the heater coils and ignition switch.

If you have an animal in the Community and have not registered it with Management, please fill out the OTOI form and the Pet Registration form that can be found on your Resident Portal.  Owners must obtain this information from their renters.  It is imperative Management has this information, as this is a requirement by the CC&Rs.  Please submit your form to prevent a violation.

The Association has shopping carts located in the garage near the elevator for the resident’s convenience, when a resident is finished with the shopping cart please return the cart to the garage near the elevator.

The use of a garbage disposal in a stacked units is much different than a single-story home.  Please throw away your food into the garbage.  By putting foods down the disposal (rice, pastas, eggshells, etc.) the chance of a backup in your unit or the one below you increase resulting in costly damage paid by all owners via monthly assessments and can affect next year’s budget.

January 2020 Board of Directors Meeting

The January 2020 Board of Directors Meeting will be held on Monday, January 27, 2020 in the gym at 6:00pm.

Holiday Tree Disposal

The Association will not have a drop off location this year due to fire safety concerns.  However, City of San Diego Environmental Services Departments has locations to drop your tree off to with the two closest locations being Memorial Recreation Center in Logan Heights, 2902 Marcy Ave and Golden Hill Recreation Center located at 2600 Golf Course Drive.

Improperly Stored Bikes

As a reminder, bicycles stored in the two rooms in the garage require an annual fee and a bike registration form filled out and on file with Management. Please contact Management at ggrana@actionlife.com to register your bike. Bikes not registered will be removed. Management will store the bike until January 15, 2020.  If not claimed, by that date, the bike will be donated.

Holiday Tree Disposal

The Association will not have a drop off location this year due to fire safety concerns.  However, City of San Diego Environmental Services Departments has locations to drop your tree off to with the two closest locations being Memorial Recreation Center in Logan Heights, 2902 Marcy Ave and Golden Hill Recreation Center located at 2600 Golf Course Drive.

November 2019 Board of Directors Meeting

The November 2019 Board of Directors Meeting will be held on Monday, November 25, 2019 in the gym at 6:00 PM.

Thanksgiving Schedule

In observance of Thanksgiving, Action Property Management and City Mark will be closed Thursday, November 28, 2019 – Friday, November 29, 2019.  In the event of a maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202.

At the October Board Meeting

  • The 2020 Budget & Reserve Study was approved. Owners will be receiving their Budget mailers soon.
  • Replacement of the broken gym treadmill was approved and should be replaced within a couple weeks.
  • Approval to switch pest control companies from Lloyds Pest Control to Payne Pest Control, providing an annual savings.

Columbia Street Sidewalk Trees

There has been a lot of concern over the look of the trees that reside on the north part of Columbia Street sidewalk.  The Board submitted a permit request to the City in May and the installation of the new trees was denied due to Columbia Place not having a permanent irrigation system.  Pacific Green Landscaping and the City has evaluated these trees and they are in good health with adequate care.  The look is characteristic for these trees, unlike a maple or oak, and is not in any way indicating they are dying or lacking care.  Given this review the Board will not be addressing this issue any further and will not entertain removal of healthy trees to replace them with another variety.

“The Clean & Safe Team works day in and day out to keep Downtown at its best with enhanced maintenance and safety services, including beautification efforts and a comprehensive homeless outreach program on behalf of property owners. Clean & Safe is funded by Downtown property owners and its service area of the district covers 275 blocks of Downtown and includes the following neighborhoods: City Center, Columbia District, Cortez Hill, East Village, Gaslamp Quarter, and Marina.”

Have you signed up for the Resident Portal yet?  The Resident Portal is a great tool to track your statement, sign up for ACH, submit work-orders, and report non-compliances – in live time!  You can also update your information, such as email changes or mailing address.   This automatically updates in Management’s system without having to go through the middleman.  If you have not already registered, you will need your account number.  This can be located on your statement beginning with “8103.”  The website is www.resident.actionlife.com.

It is important that we have your current contact information, including phone, email and mailing address.  If Action is not able to contact you for emergency or inspection situations, you may be responsible for additional charges.

Budget Committee

The 2020 Budget Committee was established at the August Board meeting.  Treasurer, Joe Rotunda will serve as the Chairman and the committee members are Roger Conlee, Joan Heredia and Boris Ilic.

Surveillance Cameras

House of Automation was onsite Tuesday, August 27 to inspect the current cameras and provide a quote to update the existing cameras and storage system.  This item will be discussed at the September Board Meeting.

Gates

The Board discussed installing new access gates to the garage and main entrances.  Management was directed to reach out to A Garage Door to ask if they had photos of similar properties with the gates they are proposing.

Dog Barking Reminder

While we are a dog-friendly building, as a reminder, residents are entitled to quiet enjoyment of their units.  Please take the necessary measures to limit barking when in the unit and in common areas.  Barking can be considered a nuisance, which is a violation of the governing documents.  Work with our furry companions to make Columbia Place an enjoyable living space for all! 

Bulk Items Left at the Trash Room

Please arrange with Management if you have large items to be disposed of.  As you are aware, the trash rooms are not large and items piling up could cause a fire hazard.  If you are able to break down such items, please do so. 

Quarterly Sprinkler Inspection

HCI will be onsite Tuesday, September 10, 2019 from 9:30am – 12:30pm to perform the quarterly sprinkler inspection.  Please note the outside bells will sound intermittently.  HCI will not need access into individual units.

Blended Wine and Music Festival is coming to Waterfront Park on Saturday, August 10 from 12 – 6pm.  Tickets are available online.

ZZ Top will be playing at the Cal Coast Credit Union Amphitheater Wednesday, August 28 at 7pm. Tickets are available online.

Comic-Con Street Closures this Year

The San Diego Convention Center, the City of San Diego and the Port of San Diego have announced a new traffic route that creates a pedestrian-only experience during Comic-Con International 2019.  
HARBOR DRIVE WILL BE CLOSED TO VEHICLE TRAFFIC (including bikes, scooters and skateboards) between First Avenue and Park Boulevard during Comic-Con, with the exception of shuttle buses and emergency vehicles. Cars will be screened for Convention Center parking garage access at First Avenue. A second screening location will be at Park Boulevard.  
WHEN IS THIS HAPPENING?
Harbor Drive will be closed to traffic (including bikes, scooters and skateboards) on the following days and times:
WEDNESDAY, JULY 17 (3pm – 10pm)
THURSDAY, JULY 18 (7am – 10pm)
FRIDAY, JULY 19(7am – 10pm)
SATURDAY, JULY 20 (7am – 10pm)
SUNDAY, JULY 21 (7am – 8pm).

Harbor Drive will reopen to traffic after the hours listed above. There will still be access to the waterfront for pedestrians via the Harbor Drive Pedestrian Bridge, along the sidewalk near the Hilton Bayfront. Vacant Board Seat
There is currently a vacant seat on the Columbia Place Board of Directors.  If you are an Owner in good standing and would like to be considered for appointment, please contact Management at ggrana@actionlife.com with some information about yourself and why you would like to serve on the Columbia Place Board.

Resident Portal
Have you signed up for the Resident Portal yet?  The Resident Portal is a great tool to track your statement, sign up for ACH, submit work-orders, and report non-compliances – in live time!  You can also update your information, such as email changes or mailing address.   This automatically updates in Management’s system without having to go through the middleman.  If you have not already registered, you will need your account number.  This can be located on your statement beginning with “8103.”  The website is www.resident.actionlife.com.

Emergency Situation Protocol
In any type of emergency situation, maintenance or life threatening, do NOT email – PLEASE CALL!  Action and Action After-Hours can be reached at 949-450-0202.  If you are experiencing a water intrusion and have called it in, DO NOT LEAVE your unit even if it is a slow back up.  You may end up being responsible for damages due to negligence.  If there is anything that is life threatening, do not hesitate to call 9-1-1.

May 2019 Board of Directors Meeting

The May 2019 Board of Directors Meeting will be held on Monday, June 3, 2019 in the gym at 6:00pm due to Memorial Day.

Memorial Day Holiday

Action Property Management. Professional Maintenance Systems (Janitorial) and CityMark will be closed on Monday, May 27, 2019 in observance of Memorial Day.  If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202, afterhours personnel will assist you.  Have a safe and wonderful holiday weekend!

Window Repairs

WinDor will be onsite Saturday, May 18th at 10am in the gym to meet with homeowners to discuss window replacements and repairs.  The purpose of this meeting is to get as many homeowners as possible to receive a bulk discount from WinDor.

Annual Meeting

The Annual Meeting will be held on June 24, 2019 at 6:00pm in the gym.  In order for the Association to make quorum please make sure you have turned in your ballot. Ballots will be mailed out the week of May 20th.

Security Committee  

If you have any questions or concerns pertaining to security or would like to volunteer to serve on the committee please contact security committee member Boris Ilic at borilic@hotmail.com.

Avoid Costly Sink Backups

The disposal may grind it, but Columbia’s pipes cannot handle grease, scraps, cornhusks, egg shells, peels (apples, carrots, etc.), oils/butters, excessive soap, coffee grounds, or rice. Moreover, since condos are stacked, a drain issue in one condo likely impacts those above/below. Please remember – and ask cleaning staff to remember – to avoid the items listed to help keep Columbia’s drains flowing.

Recap from April Meeting

During the last board meeting the board discussed looking into an new vendor for the spa and fountain maintenance, discontinuing the holiday tree drop off area and approve to have the vertical jets cleared by Countywide. These minutes will be available to owners after the June 3, 2019 meeting.
