Painting Project Update

The Columbia Place painting project has been rescheduled to a tentative date of September 12, 2022, pending permit is received. If you have questions or you are not receiving updates, please reach out to Project Manager, Steve Gerard at steve@cmpcorp.net.


Board Meeting Date

The recurring Board meeting has been moved to the 3rd Thursday monthly. The upcoming Board meeting is scheduled for August 18th. Open Session to begin at 6:00 pm.


Upcoming Painting Project - Town Hall Meeting

Have you heard about the upcoming painting project? An opportunity to learn and understand the ins and outs of the project including start date, schedule and impacts to you as a resident will be held via Town Hall meeting on August 9th at 6:00 pm. Flyers will be posted throughout the community.

We strongly encourage as many Owners and Residents to attend! Please mark your calendars for August 9th at 6:00 pm. The Zoom information will be emailed at a later date.

The Reconvened Annual Meeting will be held on July 21, 2022 at 6:00 pm. Please send in your ballot if you have not already done so!


Notice of Garage Hydrojetting

IMPORTANT NOTICE RE: GARAGE HYDROJETTING

This notice is to inform all residents that the branch lines and sewer mains will be hydro-jetted. The nature of this work requires all vehicles to be removed from the garage while Countywide Mechanical is working. Below is the schedule for your review:

Wednesday, May 25th – West Side must be cleared

Thursday, May 26th – East Side must be cleared

ALL VEHICLES MUST BE MOVED OUT OF THE GARAGE BY 8:00 AM AND MAY RETURN TO THE GARAGE AFTER 5:00 PM.

The Annual Meeting of the Board of Directors is scheduled for June 27, 2022. The Board is looking for volunteers to serve as the Inspector of Election. Vacant Board Seat

There is currently a vacant seat on the Columbia Place Board of Directors.  If you are an Owner in good standing and would like to be considered for appointment, please contact Management at ggrana@actionlife.com with some information about yourself and why you would like to serve on the Columbia Place Board.

Lockbox Rule

At the June Board meeting, the Board of Directors approved the following revised lock box rule:

Each unit Owner shall ensure that their lease/sales agent and brokerage office personnel follow these guidelines.  The realty lock box, which holds the Unit key(s) shall always be placed on the Market Street marked assigned area labeled with the name of the Agent and or Owner and phone number.  The Owner must also fill out the lockbox form for Management to keep on file.   

Please contact Management if you need a lockbox form or have any questions on this new rule.

Architectural Applications for Flooring

The Board of Directors and Management are working together to determine the specific IIC and STC rating to install hardwood or laminate floors in Columbia Place based on the foundation Columbia specifically has.

Landscape Committee

If you are interested in serving on the landscape committee, please contact Management at ggrana@actionlife.com as the Board is actively looking for volunteers.

Properly Disposing of Refuse and Recyclables

Please ensure you are breaking down boxes before discarding them and that you are putting trash and recyclables in the correct containers.  If these items are not done this could lead to individual fines for Owners and an increase in the refuse costs for the Association.  Thank you for your cooperation.

Action Property Management, Professional Maintenance Systems (Janitorial) and CityMark will be closed on Friday, July 3, 2020 in observance of Independence Day.  If there is an afterhours maintenance emergency, such as a flood, please contact Action Property Management at 949-450-0202, afterhours personnel will assist you.  Have a safe and wonderful holiday weekend!

Stop the Spread of Germs

Help prevent the spread of COVID-19 by keeping six-feet between you and others, covering your nose and mouth when you sneeze and cough with a tissue, avoid touching your eyes, nose and mouth, wash your hands with warm water and soap for at least 20 seconds and avoid leaving your house unless it is essential such as going to the pharmacy or grocery store. As a reminder, the County of San Diego now requires face masks in public when social distancing is not possible.

Emergency Protocol (non-life threatening)

In any type of emergency, maintenance, or non-life threatening, do NOT email – PLEASE CALL!  Action and Action After-Hours can be reached at (800) 400-2284.  If you are experiencing a water intrusion and have called it in, DO NOT LEAVE your unit even if it is a slow back up.  You may end up being responsible for damages due to negligence.  If there is anything that is life threatening, do not hesitate to call 9-1-1.

Due to COVID-19 Action Property Management’s office is currently closed to the public, but the office team is working remotely to continue serving Columbia Place.

Annual Meeting

The Annual Meeting will be held on June 22, 2020 at 6:00pm in the gym.  In order for the Association to make quorum please make sure you have turned in your ballot. Ballots will be mailed out the week of May 11.

Window Washing

At the April Board of Directors meeting the Board contracted with Skyriders to clean all windows except for the balconies.  Once this is scheduled Management will notify Residents.

Gym and Spa Closure

Due to the order from the California government, the spa and gym is closed until further notice.  We appreciate your understanding and patience as the safety of all members is the utmost importance.  

Extra Cleaning

Professional Maintenance Systems has increased the cleaning of the building in light of the current pandemic.  Professional Maintenance Systems is cleaning and sanitizing high traffic areas every two hours such as the elevator buttons, stair railings and door handles.  Onsite engineer, Adan will be installing five hand sanitizer locations as well including in the elevators and near the main entrances of the building.

Stop the Spread of Germs

Help prevent the spread of COVID-19 by keeping six-feet between you and others, covering your nose and mouth when you sneeze and cough with a tissue, avoid touching your eyes, nose and mouth, wash your hands with warm water and soap for at least 20 seconds and avoid leaving your house unless it is essential such as going to the pharmacy or grocery store.

A list of volunteers was emailed and posted in the community for anyone who needs assistance during this difficult time to obtain essential needs.  Please contact the volunteers directly to coordinate. Thank you to everyone who offered to help.

Candidate Solicitation

The Candidate Solicitation form was emailed and mailed to Owners for the upcoming Annual Election for the Board of Directors.  If you are interested in serving on the Board, please fill out the questionnaire and return to Management Assistant at kstewart@actionlife.com no later than Friday, April 17, 2020. 

Pedestrian Gates and Main Entrance Gates

The Board of Directors contracted with A Garage Door & Gate Store to replace the four pedestrian gates leading into the garage.  A Garage Door & Gate Store has completed the project and we appreciate everyone’s patience as this project concludes. With regards to the main entrance gates Management will be contacting architects to find a company who can provide a drawing for the gates for the Board to review.

Clean & Safe – (619) 234-8900

Residents are encouraged to call Clean & Safe if they notice homeless loitering at Columbia Place.  Clean & Safe will ask the homeless to leave and provide them locations of shelters.  Additionally, if residents notice graffiti, broken glass, garbage on the sidewalks around the community on a day where Building Maintenance is not onsite, these things can also be reported to Clean & Safe.  You also can now submit suspicious activity online using the link https://downtownsandiego.org/clean-and-safe/
